Offering Incentives to Haste a Sale…What Works?
Sometimes cash incentives are as effective as lowering the price especially in the lower price rang where buyers may be “cash poor.” You may offer to pay some or all of the buyer’s closing costs and discount points. A rule of thumb is 3% of closing costs. You may also want to consider allowances for improvements should the property need work. Carpet, paint and landscaping allowances are common perks to motivate buyers. If you haven’t had much traffic through your house and you are in a hurry to sell, you may want to offer a bonus to the selling broker, in addition to their commission.
